Case Study: A Tailored Performance Advertising Approach for The Barns of Maine

We were selected by The Maine Barns — a curated collection of private properties in the heart of Maine known for their seclusion and flexibility — to develop a digital advertising strategy that would attract couples seeking a venue for an extraordinary wedding celebration. We built a custom approach leveraging both Google and Meta Paid Advertising to drive targeted traffic and generate high-quality leads.
APPROACH
To reach a niche audience actively searching for exclusive property buyouts in New England, we designed geographically and demographically refined campaigns across both platforms. With tailored creative and messaging aligned to peak engagement inquiry season, we successfully built a high-performing lead generation funnel that saw immediate success.
RESULTS
To drive brand awareness and reach, our Meta Ads generated over 97K impressions and 3,000 clicks from potential customers in New England within the first 30 days. The campaign also immediately outperformed industry benchmarks, achieving a 458% higher click-through rate and 94% lower cost-per-click in month 1.
The addition of these two campaigns resulted in an immediate +138% month-over-month increase in website traffic, driving more engaged visitors to explore the venue offerings.
In the first six months of these campaigns, our Google Ads consistently delivered double-digit, high-quality leads each month, demonstrating not only volume but meaningful engagement that directly drove measurable business growth. During this period, we achieved a $9.80 ROAS, meaning every $1 spent on ads generated $9.80 in revenue — well above industry benchmarks of $3–$4 per $1 spent.
After a year of running our Ad Campaigns, average monthly inquiries increased by 50% from the first six months to the second six months. Campaign efficiency also improved significantly: by month 6, average cost-per-click (CPC) was 21% lower and cost-per-acquisition (CPA) 11% more efficient, culminating in a 49% improvement in CPA by month 12.
Over the course of the year, our campaigns consistently drove leads at ~50% below industry (personal services) cost-per-lead benchmarks for demonstrating highly cost-effective and targeted lead generation for a luxury wedding venue.
